TOWN OF LEE PLANNING BOARD

MINUTES OF AUGUST 5, 2014

PRESENT:  Ed Davis - Chairman; Patrick Pomento - Deputy Chairman, Peter Maio and Dennis Sexton; Amanda Grimm and John McMahon - Ad Hoc Members

EXCUSED: Peter LaMonica, James Jones, Brad Davis and Jason Pare

ABSENT:   N/A

PUBLIC HEARING:  There were no public hearings.

CALL TO ORDER:  The regular meeting was called to order at 7:30 pm.  The roll was called by Chairman Ed Davis and all members were present with the exception of Peter LaMonica, James Jones, Brad Davis and Jason Pare.  The minutes of July 1, 2014 were reviewed.  Dennis Sexton made a motion to approve the Minutes of July 1, 2014 as presented.  The motion was seconded by Patrick Pomento and carried.

OLD BUSINESS:  There was no old business.

NEW BUSINESS:  Jordan Whitney was present to speak in connection with his proposal to expand JKLM Stoneybrook Terrace mobile home park, Tax Parcel Number: 171.001-1-16.  Ed Davis stated there have been changes to the zoning regulations since the time the mobile home park was established.  The bulk of the park is currently in an R-20 zone, and there are no mobile homes allowed in an R-20 zone.  Ed further stated that going north from Stokes Lee Center Road, the full parcel extends 2,083 feet.  The 83 feet located on the north end of the parcel is in an R-A zone.  Ed Davis read from the zoning regulations the portion pertaining to an R-A zone. Under permitted or special use within an R-A zone, there is no notation for a mobile home park.  What is currently located at the mobile home park is all that can be there - no further development can be made. There is no action that the Planning Board can take.  Mr. Whitney asked if there is anywhere further he can go to appeal the Planning Board's decision.  Peter Maio stated the Planning Board decision can be appealed to the Town Board and provided Mr. Whitney with the date and time of the next meeting of the Town Board.

Debbie Armstrong was present to discuss a proposed subdivision on land located on Sulphur Springs Road.  The parcel is located north of Streun Road and south of Belcher Road.  She wants to give her daughter the house that is currently present on the parcel along with an acre of the land.  The entire parcel is currently 32 ½ acres. Peter Maio stated that there has to be 150 feet of frontage.  It was confirmed that there are no wetlands on the parcel. The applicant was informed that the entire parcel needs to be surveyed. Dennis Sexton told the applicant to make sure the survey shows everything to include the lot lines, septic, well, driveway and garage.

DISCUSSION: 

NEXT MEETING:  There being no further business to discuss, a motion was made by Peter Maio, seconded by Patrick Pomento and carried to adjourn the meeting at 7:51 PM.  The next meeting of the Planning Board will be held on September 2, 2014.
